The team at Options Property Management are trained to assist you, the tenant in finding the appropriate property to fit your requirements.

 

We maintain a computerised database of all the properties we have available or about to become available. We will always endeavour to contact prospective tenants on our database whose requirements match the available property before marketing or advertising the property. Call us, or complete the form on properties page to ensure we can match your requirements. We use this information to ensure we do not waste each others time if your particulars do not fall into the landlords or properties criteria.

 

Viewings

 

Having identified a property that matches your criteria, Options Property Management will arrange for you to view the property. This will be at a time convenient to you and possibly the current tenant or owner if the property is still occupied. We normally arrange viewings Monday to Friday between 9.00 am and 5.00 pm. If necessary we will occasionally arrange evening or weekend viewings. Viewings will always be accompanied by one of our representatives, who will be on hand to answer any questions you may have.

 

We find it is best to start looking for suitable properties about a month before you require tenancy. If you are currently renting you will probably be required to give one months notice from your tenancy rent date. Our tenancies are normally an Assured Shorthold Tenancy for a period of six months. In most cases this can be renewed so long as your payment record and tenancy has been carried out in accordance with your agreement.

 

Reserving Your Property

 

Once you have decided on a particular property, you wish to rent you will need to reserve it by paying our "Holding Deposit". Our initial enquiry form would normally have highlighted any issues that may have affected you successfully going through our referencing procedure, so by the time we take your holding deposit we are usually confident that you will go through the reference checks. If your tenancy is not expected to begin for a period in excess of two weeks we will also ask you for advance rent once your referencing has completed satisfactorily.

Please note that it is also a condition of your tenancy that you have an insurance policy in place that protects you for accidental damage to your landlords contents for a minimum of £2,500 pounds this could be in conjunction with a policy covering your own contents or a separate entity.
